Here in our area, the market is still moving—but at a more balanced pace than what we experienced over the past few years. We’re seeing home prices holding relatively steady, with some slight adjustments depending on the price range and condition of the home. Homes are still selling, but buyers are taking a bit more time, being more thoughtful, and negotiating a little more than they were during the peak frenzy.
One of the biggest factors influencing all of this is interest rates.
Over the past couple of years, rates have increased from the historic lows we once saw. This has naturally impacted affordability for buyers. Monthly payments are higher than they would have been just a few years ago, which means some buyers have adjusted their price points, paused their search, or become more selective in their decisions.
But here’s the important part—buyers are still buying.
Life doesn’t stop for interest rates. People are still relocating, upsizing, downsizing, investing, and making moves based on real-life needs. What has changed is how they approach the process. Today’s buyers are more informed, more patient, and more focused on value.

We’re seeing a return to more normal conditions—where both buyers and sellers have opportunities, where negotiations are reasonable, and where decisions are made with clarity instead of urgency. That balance creates a more stable foundation for long-term homeownership and investment.
And when it comes to interest rates, it’s important to remember—they’re not permanent.
Rates fluctuate over time, and many buyers today are choosing to move forward with the understanding that they can refinance in the future if and when rates come down. In the meantime, they’re securing a home that fits their needs now, rather than trying to perfectly time the market.
