If you've ever driven past an open house sign in Owensboro and wondered whether you should pull over and walk in, I'm writing to tell you that you absolutely should. An open house is simply a set time, usually a few hours on a weekend afternoon, when a home for sale is open to anyone who wants to see it. There's no appointment, no commitment, and no pressure. You can wander through, ask questions, and get a real feel for the home in a way photos never quite capture.

You might be surprised by who you'll meet there. Some people are serious buyers comparing a few homes on their shortlist. Others are just beginning to dream about a move and haven't yet figured out what they want. You'll often see neighbors who are curious about the price and the updates, and homeowners who want to know what's selling in their part of town. Every one of them is welcome, and none of them need to feel out of place.

When you walk in, you'll most likely be asked to sign in with your name and contact information. That's standard, and it's perfectly fine to say whether you're already working with a Realtor. You'll usually find a flyer with the price, square footage, and highlights, and then you're free to explore at your own pace. Take your time in the kitchen and the bedrooms, peek at the roof line and the windows, and notice how the light moves through the rooms. Ask the agent how long the home has been on the market, what updates the sellers have made, and what the neighborhood is like. And bring a notepad or use your phone, because after three or four homes they all start to blur together.

The real magic of an open house, especially if you're early in your search, is what it teaches you. Walking through a handful of homes in a single weekend will show you what your budget really buys in Owensboro and Daviess County, and it often reveals what matters most to you. Many buyers walk in thinking they want one thing and walk out realizing they need a bigger backyard, a mudroom, or a quieter street.

I also want to say something honestly to any of you who are thinking about selling. Open houses are wonderful exposure, but they are rarely the thing that sells a home. Most buyers today find listings online and then schedule private showings. I hosted four open houses this past weekend, and only three families came through all day. With rates where they are and homes sitting on the market longer, that kind of turnout is normal, and it's nothing to be discouraged by. An open house works best as one piece of a bigger plan, not the whole plan.
